How to Conduct a Site Visit
One of the key steps of the Short Sale Process is conducting a site visit. This is when you physically go and inspect the property. Why are you doing this? You want to document any flaws that you can find. These defects will be crucial leverage when it is time to negotiate with the lender over the price of the Short Sale. You are going to want to convince the lender that this property is not worth however much they say it is because of the amount of work that needs to be done to correct its many problems. The more convincing your argument, the less money you'll have to pay for the property.
When you make your visit, it is imperative that you bring with you a Digital Camera. This is because you are going to want to take pictures of anything that may need to be replaced or renovated. This includes damaged pipes, water stains, any structural flaws you can see, cracks in the walls, floors, or ceiling, areas that need to be repainted or new carpeting, and mold (this last one is a particularly useful discovery to document). It may also be beneficial to have a Camcorder in addition to the camera, in case you cannot fully capture the flaw with a single photograph.
In addition to any damage to the property, you also want to document any problems you can find with the neighborhood. Take photos of nearby houses that are in disrepair, unkempt lawns, graffiti, etc.-anything that may result in lowered property values. As with the damage to the house, you are looking for evidence that the current price of the property is too high, so that you will get a better deal on your Short Sale.
